Reservation Deposit Requirements

Reservation in total is due at time of booking. You must be 25 years old to book the reservation. Minimum stay varies based on unit.


By signing this document, you acknowledge that you are the cardholder or an authorized individual on behalf of the card holder. Proof of identification is required in the form of a Driver’s License or similar identification at the discretion of a One Palafox Properties representative. Identity verification may be primarily requested virtually. If ID is not verified successfully, One Palafox Properties reserves the right to decline reservation and access into the property.

Check In Procedures

Check in time is 4:00 p.m. (Central Time). NO EARLY check ins allowed unless approved by management. Your check in instructions will be emailed to you prior to your arrival.

Check Out Procedures

Check out time is by 11:00 a.m. (Central Time). NO LATE check outs allowed unless approved by management and are subject to additional fees, as we need time to clean the unit for the next guest. If the third party cleaning company has to wait for you to vacate the unit beyond the agreed upon check out time, you are subject to paying their hourly rate until they can begin cleaning. They will not begin until you’ve completely checked out. Please follow these procedures upon checking out of your condo:

1. Place all dirty towels on bathroom floor (please do not place in washer).

2. Dispose of all garbage in proper trash cans in the unit.

3. Place all dishes in the dishwasher.

4. Empty the refrigerator and all cabinets of all items brought to the condo.

5.Place all key cards on counter. If any key cards are absent, guest will be subject to a $25 charge per lost key card.

6.If the sleeper sofa was used, please leave it open.


We provide a basic set of toiletry items, paper products, linens, and towels. Depending on the length of your stay, these items can be replenished as per your request to management. If you plan on using the sleeper sofa, please note you must let a member of management know so they can properly provide linens. Use of the sleeper sofa results in an additional $20 charge to the reservation due to the extra time and resources used.


The parking lot behind the lofts (P2811) is managed by an entity other than One Palafox Properties, and therefore the Agent has no responsibility as it relates the management of the parking lot itself. Renters are allotted one plate validation during their stay. Any more must be purchased for an additional fee. Parking lot address is 50 S Baylen St., Pensacola FL 32502.


The Brent Condominiums are secured via Assa Abloy Accentra access control system. Once all check in items have been completed and identity has been verified, you will receive access to the property via a smart phone app. This access app is only to be used by the individual whose email received the linking code. Do not share the linking codes with anyone else. By signing this rental agreement, you are agreeing to maintain the security of the building via the following: keeping unit doors locked shut at all times, refraining from propping the doors open in any fashion or leaving them cracked, only using phone and key card credentials for yourself or an individual with whom management is aware is a part of the reservation.


Reservations: Unless the agreement and all required payments are received by Agent when due the reservation may be cancelled without further notice and subject to the terms of cancellation.

Cancellations and Changes: A seven (7) day cancellation notice is required for a full refund. Anything less than 7 days will NOT receive a refund. In the event of a “No Show” or short stay, we will charge for the entire length of the stay. Refunds will not be given upon inclement weather. The only refunds that will be given is if there is a mandatory evacuation due to a hurricane. We highly recommend travel insurance for your trip.

Non-avaibility of Property: In the event that the Owner is unable to deliver the Property to tenant at check-in because of fire, eminent domain, or act of nature such as a hurricane, tenant’s sole remedy as a result of any of these conditions is the full refund within 30 days of Agent’s discovery of the condition of all funds previously received from Tenant. In such cases, if Agent is able to relocate Tenant to an equal or better unit on property, tenant agrees to move. Agent reserves the right to deny entry to property in these above cases.

Hurricane/Storm Policy: Cancellation policy does not provide refunds for unforeseen developments such as illnesses, severe weather, and similar events that can affect your trip. The only exception is mandatory hurricane evacuations. We strongly suggest that you purchase travel insurance when available.

Damage/Loss: If there are damages to the units or common areas upon checkout that were not present at the start of your stay, One Palafox Properties reserves the right to charge the cost of the damages back to the guest or follow designated proper procedures through short-term rental channels. One Palafox Properties reserves the right for any missing items to be billed at cost to the guest. If extensive cleaning is required due to the state of the room upon check-out, guest are subject to the additional fees incurred from the third party cleaning company to One Palafox Properties. Extensive cleaning is defined by any action outside of the normal expectation of a check-out clean based on the expertise and experience of the cleaning company, or any additional time required outside of allotted time for that specific sized unit. If Yale key card is not left in unit upon check-out, guest will be charged $25 per lost card to card on file.

Repairs: We are here to make sure your vacation condo is in the best condition that it can be. If you should discover otherwise, please report it to us within the first 24 hours after arrival, and we will correct it as quickly and smoothly as possible. However, no refunds will be given for appliance failure or other circumstances beyond our control. Please do not wait until your departure time to inform us about problems, including cleaning issues. At times, we must wait for parts or service. We appreciate your patience and understanding. Authorized employees or repairmen may enter the premises during normal business hours for any purpose pertaining to repair, improvement, care, and management of the premises. We will try to notify you, if possible, in as far advance as possible, of any entry.

Equipment and Furnishings: The property is furnished according to the individual Owner tastes. Agent is not responsible for Owner’s changing the furnishings from as it appears in marketing material.

Pets: Pets are not allowed in the rental units. If a pet is found, or evidence of a pet is found, we reserve the right to cancel your reservation with no refund and have Renter vacate the premises.

Smoking: This is a NON-SMOKING property. No smoking or vaping is allowed inside the property whatsoever. Smoking/vaping is also prohibited in the Sky Lounge. Any violation of these policies will result in an automatic minimum $100 charge to the card on file.

Sky Lounge: The Sky Lounge is for loft owners and guests of the rental program ONLY. The Sky Lounge does not permit smoking or vaping in any capacity. Access to the Sky Lounge is granted via a code you should receive upon check-in.

Quiet hours for the Lounge range from 10pm-8am. If disruptions are made, we reserve the right to remove you from the premises. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. Any violation of these policies will result in termination of reservation with no refund.

Maximum Occupancy: The Property must not be occupied beyond a maximum occupancy of occupancy listed on property descriptions. Violation of this prohibition will result in eviction and forfeiture of all monies paid. No RV’s or campers may be parked on the property for the purposed of extra sleeping capacity. No events, weddings, or parties of any kind are allowed without written consent from the property management company prior to making the reservation.

Lost and Found: The property owner is not responsible or liable for any personal items that are left behind. Items that are recovered may be picked up or shipped to their rightful owner, at owner’s expense. Please call to recover items left behind.

Acceptance of Rules and Regulations: Tenant agrees to comply with all rules and regulations applicable to the Property that are delivered to Tenant in writing by Agent or posted at the Property.

Disturbances and Violation of Laws: Tenant and the family, guests, and invitees of Tenant shall not use the Property for any unlawful purpose and shall comply fully with all applicable federal, state, local laws and ordinances. Tenant and the family, guests, and invitees of Tenant shall not use the Property in a manner offensive to others and shall not create nuisance by annoying, disturbing, inconveniencing, or interfering with the quiet enjoyment of any other tenant or nearby resident. Tenant agrees to immediately inform Agent and the appropriate authorities upon obtaining actual knowledge of any illegal acts on or about the Property.

Drug Free Property: Tenant and the family, guests, and invitees of Tenant shall not possess, consume, manufacture or sell any illegal drug on or from the Property. Violation of this Lease provision is grounds for immediate termination of this Lease without notice. Tenant agrees that Landlord shall have the right to report evidence of drug-related activity to local law enforcement, and that the reporting of drug-related activity and the subsequent work of law enforcement shall not constitute interreference with the Tenant’s quiet use and enjoyment of the property. Any evidence of a violation of these policies will result in an automatic minimum $100 charge to the card on file and the police will be notified. Upon finding of evidence, One Palafox Properties reserves the right to terminate the reservation and remove parties from the premises. No refund will be given.

Disclaimer of Security Warranties: Agent and their respective employees make no warranties, guaranties or representations regarding the security of the Property or any areas around the Property, and any such warranties and representations, whether expressed or implied, are hereby disclaimed. Tenant agrees and acknowledges that protection against criminal action is not within the power or responsibility of the Owner, the Agent, or their respective agents or representatives.

Risk of Injury or Loss: Tenant’s entry onto and use and occupancy of the Property constitutes Tenant’s acceptance of the Property in its “AS IS” current condition. Tenant assumes all risk of injury or loss to person or property relating to or resulting from Tenant’s use or occupancy of the Property, including the fitness center. Neither Owner nor Agent shall be required to carry insurance to cover Tenant’s liability or Tenant’s property. Tenant must obtain and pay for any insurance coverage desired by Tenant.

Indemnification and Hold Harmless; Right of Entry; Assignment: Tenant agrees to indemnify and hold Agent and Owner harmless to the extent allowed by law from and against any liability for personal injury or property damage sustained by any person (including Tenant and Tenant’s family and guests) during or relating to Tenant’s occupancy of the Property. Tenant agrees that Owner, Agent, and/or their respective employees may enter the Property during reasonable hours to inspect or make repairs, alterations, or improvements thereto as Owner or Agent may deem appropriate or necessary.

Communications: By providing your contact information and/or completing a reservation, you consent to receive periodic updates, newsletters, promotions, and other relevant information from One Palafox Properties. These communications may be sent via email, SMS, phone calls or other electronic means. You understand that you may withdraw your consent to receive these communications any any time via written request. However, please acknowledge that you may still receives transactional or administrative messages related to your account or reservation. You acknowledge that the information you provide will be processed in accordance with our Privacy Policy and that your personal data will be handled securely and confidentially. We are committed to protecting your privacy and will not share your info with any third parties without your consent.

Any violation of the rental agreement or house rules may result in a charge to your credit card on file.

By accepting this agreement, you agree to all the terms stated therein.
